The customer need
Cheatham Street Flats was operating with 24 individual Rinnai tankless water heaters. As the equipment aged, maintenance calls and hot-water complaints increased, leaving the property team to manage repairs across two dozen systems. The 143-unit, 234-bed student housing community needed a more dependable approach that worked with the building’s existing infrastructure.
The TEAL approach
TEAL designed and installed a central hot-water plant with two Raypak XFire high-efficiency condensing boilers, replacing the distributed tankless heaters. The new plant was integrated into the existing building and commissioned by TEAL. Under a 15-year service agreement, TEAL took responsibility for equipment ownership, monitoring, maintenance, and covered replacements. Beacon monitoring connected the plant to TEAL’s operations team around the clock.
The outcome
The retrofit consolidated 24 aging heaters into a central plant with dual-boiler redundancy and a single team responsible for ongoing equipment care. Maintenance and service response shifted to TEAL, allowing property staff to focus on residents. High-efficiency equipment and continuous monitoring supported a more reliable hot-water service and a clear long-term plan for the plant.
